Multi family house

In Ardez (Gemeinde Scuol), two attractive, fully developed plots with a total land area of 2'340 m² offer a rare opportunity for the realization of a high-quality new construction project.
The sunny location, the unobstructed view of the Steinisberg mountain ruin, and the impressive Engadin mountain scenery create the best prerequisites for an attractive development.
Plot 33368 comprises 1'043 m² in the residential zone W3, while the 728 m² large plot 33378 is assigned to the agricultural zone.
A existing project study with a total GFA of 1'529 m² shows the possible potential, whereby three full floors and one attic floor are realizable.
Only apartments for the primary residence may be built.
Thanks to the adjacent agricultural zone and the nature reserve, the long-distance view is preserved in the long term.
Various construction projects can be implemented without any obligation to architects or tradespeople.
The quiet and sunny residential location with shopping facilities, gastronomy, and the train station in convenient proximity, as well as the diverse leisure and recreational opportunities of the Engadin mountain world, round off the offer.
